Thoughts from Charcoal Valley

Remember Chicken Little? Certainly times are tough these days with real concerns over politics, fuel prices, global terrorism and many other threats. But the truth is, life goes on. I just had nice phone call with a client who, after we discussed the "state of the nation", reminded me that he grew up in the 1940's when times were really tough. People got by and kept moving forward as best they could. We will all need to make adjustments when the horizon changes around us but let's not lose hope! Even now we in this great nation enjoy the highest standard of living anywhere on the planet. I'm not advocating for irresponsibility, far from it. These are tough times...but let's all try to draw upon the rich heritage of strength, character and ingenuity that we all share as Americans. Because "the sky is NOT falling"!
One great way to restore your perspective is to get out and enjoy God's creation. The official opener of fishing season, spring turkey hunting, morel mushroom hunting and even stalking the wild asparagus are among the options at your disposal. If you are one of those in a position to make an investment in a recreation parcel now is a the perfect time of year to get out and select your "secret spot" so why not give the "Recreation Specialists" a call?
We invite all our customers, clients and friends to send us pictures of them enjoying the great outdoors for inclusion in our new website. Whether it is a picture of your big buck, your first doe, a turkey or maybe just a photo of you or your family enjoying your property, we'd love to put the spotlight on you! (All images will become property of Charcoal Valley Realty, Inc and submission of these photos implies your permission for use).
Hunt safe, hunt hard, craig and dennis <><
We'd love to work with you on the purchase of recreation property but we'd first like to invite you to consider the following: "Seek first his kingdom and his righteousness, and all these things will be given to you as well" Matthew 6:33 (NIV) This wise counsel is found in the Bible. If this kind of wisdom intrigues you and you don't know much about the Bible or Jesus Christ please feel free to contact us. We'd love to share the greatest Gift of all with you!

Buying a Parcel of Land
"Buying a parcel of land is not just another Real Estate deal. You have very specific needs and desires that can best be understood by someone with similar interests. We are avid outdoorsmen, participating in just about every type of hunting, fishing, camping, canoeing, cross-country skiing, ATV, bird-dog training...The list just keeps going. We understand what makes a hunting parcel special and can get you all the statistical information you may desire to evaluate your purchase in advance." Your best bet is "The Recreation Specialist!"
Information for Buyers
Buyers: First things first! When you are thinking of making a recreation property purchase there are a number of steps you need to take to be ready. First of all is to be sure you know what types of use interest you. How frequently will you visit the parcel? How far are you willing to drive to get there? How much acreage do you desire? And of course, how much can you really afford? When it comes to money there are a number of common impediments to a smooth purchase. The single most common hold-up is the financial qualification process. The simplest solution for serious buyers is to meet with their lender for pre-qualification. This means the lender will evaluate your financial circumstances and determine things like how much down-payment you'll need, how much they are willing to lend you, requirements for geographic areas they are willing to lend in and much more. If you really want to buy a property you can dramatically enhance your chances of getting what you want, when you want it, by getting these answers on the front end of the search for your recreation getaway. It is always a prudent course to consult with an attorney and tax accountant to determine what path is most beneficial to you. Have you done this yet? This counsel is not the Real Estate broker's responsibility. The broker can facilitate the sale process but cannot give advice on legal or tax matters. |
Information for Sellers
Sellers: Attention Wisconsin Land Owners Thinking of selling? Want to benefit by hiring the services of a Broker who specializes in what you have? Contact Charcoal Valley Realty for a free market analysis of your parcel and see the difference a specialist makes! If you have a parcel of land to sell that has a recreational use, you should deal with a broker who specializes in recreational land. In many cases this is the highest and best use of the property and may bring the best return on your investment. That's why we're here! When selling a parcel of property, you can help the process by having certain reference materials available at the time you list your property. For instance: locate your prior title policy or abstract of title, surveys of record, aerial photos if you have them, any applicable farm or forestry management program documents. These items will be needed and if available at the beginning can speed up the sale process. Have you contacted an attorney and/or accountant for expert counsel on the most beneficial path regarding the sale of your property? Your Real Estate broker is a facilitator of the sale process, not an expert on legal or tax matters. It is always wise for you to consult with qualified experts to protect your interests. |
Is Buyer Agency for You?
There is an alternative to the traditional process for buying property now through what is known as Buyer Agency. Both Craig and Dennis have advanced credentials as Accredited Buyer's Agents in this great new opportunity for buyers. In this way you, as the buyer, can have our experience and expertise working to your advantage. Unless you hire the broker as your agent, they'll be working for the seller - trying to get the most money possible for their land while being fair and honest with all parties. That is what Wisconsin Real Estate law requires. As the buyer's agent, the broker can locate and negotiate-using all of their experience and market knowledge to your advantage. Buyer's agency can save you time and money as the broker searches for your desired property. It gives you access to a much larger pool of potential properties. If you are serious about buying property, why not have an expert agent on your side? Ask Craig or Dennis for details!
